Yes.  Country Heritage Homes, LLC will certainly build your dream home on the land that you already own.  We can build on any residential lot or land parcel in the following areas: Bryan, Bulloch, Chatham, Evans, Effingham, and Liberty Counties.  We can also build on your land in the Bluffton, South Carolina area.  We will consider any location, please feel free to contact us for construction on your land, regardless of the location.

There are many variables that will impact the time required to construct your new home. Location, lot condition, size of the home, and the level of finishes in the home all impact the required time to build the home. We understand that when most people decide to build a home, they want to be living in and enjoying the home as soon as possible. We are experts in scheduling the construction of homes in this area. Having detailed plans for your new home is an essential step in the homebuilding process. Detailed plans will be required in order to receive accurate estimates, obtain building permits and to construct the home in the most efficient manner possible. Through our professional relationships with local architects, we can assist you in developing your residential plans for the home of your dreams. We also have several excellent plans available that may be a perfect fit for your new home needs.

Country Heritage Homes, LLC is a local construction company with working owners who live and are involved with the community in this area. The owners share over 30 years of combined experience in construction including new residential construction, light commercial construction, residential design, interior design, residential and commercial renovations.

Each construction project is different.  The design, location and level of finishes selected for the project all impact the cost of construction. The first two things that need to be taken care of are establishing financing and obtaining a plan design.

Establishing financing prior to starting a new home is critical in most cases.  There are several means of obtaining the financing that will be required to build the new home. A very common method is for the future home owner to obtain a loan known as a construction / permanent loan, also referred to as a construction-perm loan.  In this type of loan, a financial institution will originate a loan for you which will pay for the construction of the home. Many times, the loan is an interest-only loan during the construction process.  Once the home has been completed, the construction loan is closed and converted into a permanent mortgage on the residence. Typically a construction-perm loan will cover the majority of the financial cost to purchase the land and the construction cost of the home.  These loans usually cover 75% to 85% of the total project cost.  The remaining costs not covered by the loan will typically be required to be  paid by the future home owner before the loan is activated. For example, if your home’s contracted value is $400,000, including the land purchase, an 85% construction-perm loan would fund $340,000 toward the project.  The borrower in this case would have to make a deposit of $60,000 in order to activate the loan.  Keep in mind if the lot or land for the home site is already owner by the future home owner, the value of the land may be applied as the down payment. In many cases this greatly reduces any additional out-of-pocket money required.

A second method that is common in acquiring financing to build a home is to have the builder finance the construction of the home. In this case, the builder finances the construction costs and owns the land until the legal closing of the home. In this financing method, the contractor will typically require a higher deposit from the future homeowner. A typical deposit in this scenario would be around 20% of the contracted value of the home and land. You will be required to obtain and provide a pre-approval letter from a financial institution stating that you have met the requirements of obtaining a final mortgage in an amount that meets or exceeds the contracted value of the home.
